  • Our rates highly depend on the location of your property unit type, and unit setup.

  • We require that you leave one (1) set of keys upon enrollment so we can show your unit anytime, especially to walk-in clients.

  • Soft copies of the accomplished forms can be emailed to us, but the keys should be turned over to the SMDC Head Office (15th Floor Two E-com Center, Harbor Drive, Mall of Asia) for safekeeping. If with an Attorney-in Fact, the SPA should be notarized or apostilled.

  • Our commission would depend on the lease rate and lease term agreed upon in the lease contract.

  • We cannot guarantee a specific timeline, but what we can commit to is that we will do our best to find you a client at the soonest possible time using our exclusive marketing initiatives.

  • This would depend on our clients' preferences. Usually, there's a higher demand for semi-furnished and fully furnished units.

  • We match the units in our inventory with our tenants' needs. We also post our available units on different leasing sites, and we have leasing specialists strategically assigned to SMDC properties.

  • When we identify a potential tenant, we will notify you by sending a "Lease Offer." It will include the possible tenant's profile, the proposed rental rate, and the lease term. Our leasing specialists will also be in constant communication with you until the deal has been closed.

    Security Deposit - Php 1,500.00 per unit to the quest for dailies or half of the rental fee for monthly

    *Water & electricity bills c/o Tenant Rates are VAT inclusive

  • The unit owner's responsibilities are the following:

    • Utilities: Water*, Electricity*, Cable & Internet Connection
    • Condominium Dues: preferably settled
    • Repair & Maintenance
    *except for monthly stay

  • Yes, the unit can be used by the Owner and the Owner's family and friends. However, SMDC Good Stays should be notified a week before the arrival date, and only the check-in fee will be collected upon arrival. This is applicable to the Owner's own unit only.

  • The registration fee is Php 10,000 and it already includes the following:

    • Unit general cleaning and home preparation
    • 2 sets of linen and towels
    • Service Agreement Notarization
    • Unit Inventory
    • Monthly monitoring of utilities and dues
    • Unit Photoshoot and Marketing

  • Operational fees include:
    • Check-In Fee
    - Key Distribution & Safekeeping
    - Guest Registration & Assistance
    - Pre- and post-stay inventory checklist
    - One-time cleaning upon check-out
    - One-time linen and towel replenishment
    - One set of toiletries

    • Admin Fee
    - 10% of room rate on the first night
    - 5% of the room rate per succeeding nights
